
Steven Azzolini, Esq. is a founding partner of Azzolini & Benedetti, LLC and has been representing individuals, businesses, developers, investors, and property owners throughout New Jersey for more than 35 years.
Mr. Azzolini concentrates his practice in land use and zoning law, commercial and residential real estate transactions, business acquisitions and sales, and development-related matters. He has successfully guided clients through a wide range of development and redevelopment projects, securing approvals before planning boards, zoning boards of adjustment, and municipal governing bodies throughout New Jersey. His experience includes variance applications, site plan approvals, subdivisions, redevelopment matters, and complex zoning and permitting issues.
In his real estate practice, Mr. Azzolini represents buyers, sellers, investors, and developers in transactions ranging from single-family homes and condominiums to apartment complexes, mixed-use developments, commercial buildings, restaurants, and business assets. He regularly negotiates and drafts contracts, easements, operating agreements, and other transactional documents, while advising clients on due diligence, title matters, financing, environmental concerns, and risk management.
Mr. Azzolini also has extensive experience representing clients in the purchase and sale of businesses, including restaurants, liquor licenses, professional practices, and closely held companies. He provides practical, business-focused counsel designed to help clients navigate complex transactions efficiently while protecting their long-term interests.
Known for his responsiveness, attention to detail, and practical approach to problem-solving, Mr. Azzolini works closely with clients to develop solutions that are both legally sound and commercially realistic. Mr. Azzolini received his J.D. from Seton Hall University School of Law and his B.A. from Boston College. He has been admitted to practice law in New Jersey since 1989.
